When holes are present, repair and sealcoating are typically no longer practical or cost-effective options.

When Replacement Becomes the Better Long-Term Choice

If one or more of these conditions—widespread cracking, settlement or depressions, or holes forming in the surface—are present, repair and sealcoating are typically no longer practical or cost-effective solutions.

Replacing the asphalt before conditions worsen allows surface elevations, drainage, and transitions to garage floors and walkways to be corrected properly. Acting sooner often reduces the amount of preparation required and helps prevent secondary damage to concrete surfaces, garage slabs, and adjacent structures.
