ASPHALT PRIVATE ROAD RECAPPING
ASPHALT PRIVATE ROAD OR PIPE STEM RECAPPING IN NORTHERN VIRGINIA
RECAPPING A PRIVATE ROAD OR PIPE STEM IS ALSO KNOWN AS:
- Asphalt private road or pipe stem overlay
- Asphalt private road or pipe stem resurfacing
- Asphalt private road or pipe stem repaving
- Asphalt private road or pipe stem replacement
- New asphalt private road or pipe stem
WHAT IS AN ASPHALT PRIVATE ROAD OR PIPE STEM RECAP?
The existing asphalt surface is prepared as needed and then paved over with a new asphalt surface
HOW IS AN ASPHALT RECAP INSTALLED?
Surface preparation:
- The existing asphalt is removed at all transition points such as driveways – intersections – and concrete aprons so the new asphalt surface can be installed evenly.
- The surface is edged to remove overgrown vegetation and blown clean of loose dirt and debris.
- A tack coat is applied to the existing asphalt surface so the new asphalt surface bonds correctly
- Holes, failed areas, and weak spots are repaired with new asphalt
- Low spots and uneven areas are leveled with asphalt
Asphalt Installation:
- The prepared base is paved with a new surface of hot-mix asphalt
- The asphalt is tightly compacted using steel drum vibrating rollers
- Vertical asphalt edges are hand compacted to maximize durability
WHEN RECAPPING IS THE RIGHT CHOICE
An asphalt private road or pipe stem recap is the best option when the existing private road or pipe stem has:
- Large individual cracks that are stable under vehicle load
- Alligator cracked areas that are not loose and are stable under vehicle load
- Alligator cracked areas that are loose or do move under vehicle load but are localized enough to be repaired prior to recapping
- Low spots, dips, unevenness, or settling where settling is not still currently ongoing
- Drainage issues that do not require full regrading of the private road or pipe stem to correct
- Holes and broken up areas that are localized enough to be repaired before recapping
- Older patches or crack repairs that are stable under vehicle load
- Base or subgrade failure that is localized enough to be repaired before recapping
If this describes the condition of your existing asphalt private road or pipe stem then recapping is probably your best option.
WHY A RECAP IS USUALLY THE BEST OPTION
The base beneath an existing asphalt private road or pipe stem is either one or more layers of asphalt installed over a gravel base or just gravel base by itself.
If the existing asphalt surface is fully removed, you will either be left with a thinner asphalt base or no asphalt base at all.
Recapping over your private road or pipe stem keeps your entire asphalt base plus the gravel base beneath it intact as the foundation for your new private road or pipe stem.
This provides:
- Less chance of new settling occurring because the base is not being disturbed
- A much more durable and longer lasting asphalt private road or pipe stem than a remove and replace
- Lower cost than removing and replacing your asphalt private road or pipe stem
For private roads and pipe stems that are structurally sound – recapping is a far more durable and long lasting option than removing and replacing.
