A professionally installed and maintained hot-mix asphalt surface has a service life of 20 to 30 years. Its smooth, slate black appearance is a focal point of your property’s curb appeal. Over the past three decades Standard Paving has installed literally thousands of asphalt driveways, roads, and parking lots and we are recently getting orders to replace those original installations.

So, if asphalt lasts so long, why is yours falling apart or showing signs of distress now? Causes of asphalt failure frequently include improper preparation of the subbase in the initial installation, use of subpar materials, and in the case of high traffic areas, a lack of maintenance. At Standard Paving, much of our work involves rehabbing these surfaces using a variety of processes.

  • Resurfacing Asphalt Driveways: This is the fastest and least involved of the driveway solutions. If you notice cracking and the cracks are ¼” deep or shallower, or if you have stains from car fluids or other chemicals, we can make a quick fix. In some cases, an application of sealcoating is all that is required, otherwise we can grind off the top layer of asphalt and replace it with a fresh coat. We will compact it to ensure a solid bond with the underlying coat.
  • Repaving Asphalt Driveways: If you have multiple deep cracks, crumbling edges, potholes, and low spots, the solution is usually repaving. Our crew will identify, cut, and remove structurally failed asphalt, level up the drive, fill in the holes, and then air blow the drive clean. We use a self-leveling paver and the skill of an experienced operator to apply a new coat of asphalt. That’s followed by a vibrating compactor to create a hard, stable surface. The edges are trimmed and compacted by hand.
  • Replacing Driveways: If your driveway is crumbling or graying out, it was either improperly installed and maintained, or it has reached the end of its service life. Either way, the only way to fix it is to replace it with a new one. Excavation equipment will remove the existing drive and the subbase will be leveled and firmed up. From there the process is identical as repaving.

Tar and Chip Paving – An Attractive Alternative for Front Royal Homeowners

Front Royal is in a beautiful and historic part of northern Virginia which is a perfect setting for a century old paving process known as tar and chip or chipseal. First developed as a way to pave roads in rural areas that were too far distant from asphalt plants, tar and chip remains popular with road departments because of its relatively low cost.

Standard asphalt is mixed at a plant and then transported to a job site. Tar and chip is “assembled” at the job site saving transportation and plant costs. Tar and chip is a mixture of liquid asphalt and chip stone gravel. The subbase preparation is the same as traditional asphalt but that’s where the two methods separate. With tar and chip, a layer of liquid asphalt is sprayed down followed by a layer of chip stone gravel. A roller compacts the gravel into the liquid asphalt creating a rock hard, all weather surface that requires little to no maintenance.

Standard asphalt is smooth and black. Tar and chip has a pebbly texture and the color depends on the color of the chip stone you use. And that rustic look is what makes it perfect for Front Royal properties. It also provides excellent traction for cars and pedestrians in the snow.  It can be used on gravel roads, repaving existing asphalt or concrete surfaces assuming they aren’t too far gone, and new installations.
